Why these layouts surprise people

Northglenn includes plenty of split-level and bi-level homes, where one section sits a half story above or below another. A bathroom on the upper level might sit over a family room, while the lower-level living space could be partly in the ground. Water from a tub overflow or a supply failure can drip through the ceiling below, run along joists and appear at a light fixture two rooms away.

Stairs between half-levels also act as channels. Water running down a hall can pour over the first step and into a lower living area, soaking carpet at the foot of the stairs. In bi-level plans, the lower floor is typically partly below grade, so cold concrete and exterior walls slow drying.

Common travel paths

Plumbing chase
Water follows pipes through holes cut in floors and ceilings
Joist bays
Water runs along the underside of the floor until it finds a low point
Stair openings
Water spills over steps and wets the carpet below
Garage-adjoining walls
Moisture may drift into the shared wall cavity

Following the water from the source

A sample order for tracing moisture.

Start at the source
Check the fixture or line that failed and the floor surrounding it.
Move straight down
Check the ceiling and walls directly beneath for staining and dampness.
Follow the joists
Scan along the direction the floor framing runs; water often travels that way.
Check adjacent half-levels
Look at the room across the stairs and the floor at the bottom of them.
Verify with a meter
Readings confirm what the eye cannot see.

Places worth checking after a leak on an upper level

  • The ceiling directly below the fixture, including around lights and vents.
  • The walls on both sides of a plumbing chase.
  • Carpet at the base of stairs.
  • The bottom of walls in the lower living space.
  • Closets and storage under the affected area.
  • The basement ceiling if the home has a partial basement.

Common questions

Why does my lower level smell damp after an upstairs leak?

Water can sit in a ceiling cavity or wall bottom below the leak. Moisture readings find it.

Is a partial basement harder to dry?

Often, because below-grade concrete and walls hold moisture and stay cooler.
